Normal Real Estate Market Returns After Hurricane Irma

Hurricane IrmaThe Realtor Association of Sarasota and Manatee reports that October proved to be a month of recovery from Irma’s impact on the Sarasota and Manatee real estate market. As the market bounces back, sellers prepare for the season, bringing more new listings and pending sales in October 2017.

Closed sales for single family homes increased by 2.7 percent in the two counties from October of 2016, while condo sales decreased by 10.4 percent from this time last year. According to Chief Economist Lawrence Yun, National Association of REALTORS®, Florida’s strong job and population growth should guide sales back to pre-storm pace fairly quickly.

Xena Vallone, 2017 President of the REALTOR® Association of Sarasota and Manatee, explained that sales in the area will typically slow around this time, particularly in the condo market, as sellers get their properties ready to list for seasonal buyers.

Pending sales are a good indicator of future closed sales. The number of single family homes that went under contract during the month increased by 17.7 percent in Manatee county and by 8.4 percent in Sarasota County. Condo pending sales also show improvement with a 15.3 percent increase in Sarasota and a 5.3 percent increase in Manatee.

The number of properties put onto the market during the month improved in both counties. New listings for condos increased by 8.8 percent in Sarasota and 1.8 percent in Manatee. Single family homes put on the market this month also improved with a 4.3 percent increase in Sarasota and a 4.4 percent jump in Manatee.

Inventory for single family homes in Manatee County increased by 3.3 percent from last year, while Sarasota decreased by 4.4 percent. Condo inventory improved with a 2.9 percent increase in Sarasota and 0.7 percent increase in Manatee. The month’s supply of inventory is indicated by the number of months it will take to deplete the current inventory, given the recent sales rates. For Sarasota County, condos are at a 4.9 month supply and single family homes are at a 3.9 months supply. In Manatee County, condos are a 4.1 month supply, while single family homes sit at 4.2 months.

Median sales prices continue to show an upward trend, year-over-year. The median price of single family homes in Sarasota County increased by 18.1 percent to $279,000 while Manatee County increased by 1.5 percent to $285,995. Sarasota condos increased by 8 percent to $224,000. Condo prices for Manatee increased by 11.4 percent to $195,000.

Manatee River Holiday ParadeDon’t miss the 20th annual Manatee River Holiday Boat Parade on Saturday, December 9th from 6-9:00pm. The parade of lighted boats begins at dusk near Snead Island. The route then proceeds east past the Bradenton Yacht Club, to Riverhouse Reef and Grill and the Regatta Pointe Marina. The parade turns south at the Green Bridge and moves onward to PIER 22 and the Twin Dolphin Marina. Public viewing sites are available from the Green Bridge Pier, Riverhouse Reef & Grill, PIER 22 and on the Riverwalk in downtown Bradenton.

Bravo Food 2 Bravo FoodBravo Coastal Bar & Kitchen opened recently at the Westfield Siesta Key Mall. It is part of the Bravo Brio Restaurant Group, which operates both Bravo Cucina Italiana and its sister chain, Brio Tuscan Grille. They feature fresh flavors in a relaxed atmosphere.

Bravo serves fresh pastries and coffee in the morning, as well as lunch and dinner, plus brunch on the weekend. The menu offers items such as a double-stacked burger with white cheddar and a shaved vegetable salad for lunch, a crispy fish sandwich with Sriracha and grilled Branzino for dinner, and avocado toast and shrimp and grits for brunch. The bar serves cocktails like a spicy mango tequila or a cucumber basil gimlet, or you can pick from the list of 30 wines and local craft beers.

Hurricane Irma Impacts Real Estate Sales

Hurricane IrmaThe Sarasota Manatee Realtors Association reports that our area was mostly unscathed from Hurricane Irma but, real estate sales were hit the hardest. With office closures, reinspections and tight scheduling for new appraisals, September 2017 reports a decrease in closed sales, pending sales and new listings.

Compared to this time last year, combined closed sales for the two-county area decreased by 16.8 percent. September’s decline in sales isn’t an effect of the current housing supply and demand, but is directly related to the business and school closures around the storm.

This limited business days this month also contributed to a decrease in the number of properties that were put on the market. New listings for single family homes in the two counties decreased by 31.8 percent. Condo new listings decreased by 20.9 percent in the two-county area.

While inventory may be slightly down from August, overall inventory does show slight improvement from this time last year. Single family homes in the combined two counties improved by 1.9 percent, while condos increased by 2.9 percent. Inventory supply typically starts to grow in the fall, which brings good news for post-Irma market recovery.

Irma’s arrival also brought fewer shopping days for buyers to select their purchase. New pending sales, or the number of properties that went under contract in the month, decreased in both counties. Sarasota County experienced a 29.8 percent decrease in new pending sales, while Manatee County decreased by 26.2 percent.

Pending sales are a good indicator of future closed sales. With so few pending sales this month, Irma’s impact on closed sales will trickle into October. Notably, median sales prices are up, an indicator that Florida’s housing market is experiencing a delay, rather than a crash. The median price of single family homes in Sarasota County increased by 8.4 percent to $269,900, while Manatee County increased by 9.3 percent to $295,000. Sarasota condos increased by 11.2 percent to $220,000. Condo prices for Manatee increased by 2 percent to $181,500.

The Singing Christmas Tree in Sarasota

Singing Christmas TreeIf you’ve never seen Sarasota’s Singing Christmas Tree maybe this is the year to mark that off your list. It’s really something unique to see and during the Christmas season is a fun way to get into the spirit of the holidays.

The singing Christmas tree is 30 feet tall, has over 10,000 lights, 12 levels and holds 115 choir members. It has been a downtown Sarasota tradition for over 40 years hosted by First Sarasota Baptist Church. Performances begin on Sunday, December 3rd this year.

Chalk Festival Returns to Venice in November

Chalk Festival Venice LogoThe Chalk Festival is celebrating its 10-year anniversary next month during the week of November 10-13th with this year’s theme of ‘EVANESCENT EVERLASTING‘. After six seasons in Burns Square, a historic district in downtown Sarasota, it moved to Venice in 2014. This year will be its fourth season on the Island of Venice. Managed entirely by volunteers, this 501c3 non-profit organization strives to bring a global community of culture enthusiasts together who value the work involved to make and share memorable experiences.

Winning Sarasota Magazine’s Readers Choice Award for Best Event in Sarasota County 2012, 2013, 2014, 2015, 2016 and SRQ Magazine’s Readers Choice Award for Best of SRQ Local 2012, 2013, 2014, 2015, it is no surprise that during any given year, the festival attracted over 200,000 visitors during its time in Sarasota and because of limitations with access to the fairgrounds it now attracts upward of 50,000 visitors with an estimated economic impact in the millions.

Cabbage Key Inn RestaurantThe Cabbage Key Inn Restaurant is located on a little island with no cars, and not even a single paved road. This historic restaurant sits up on an Indian shell mound, giving it excellent views of Pine Island Sound. The entire island is a secluded paradise and is only accessible by boat. If you don’t have a boat you can still get there by ferry from Bokeelia on Pine Island which is about an hour and a half south of Sarasota.

There are several areas to choose from, including a bar that has been serving this area for more than 60 years. The whole restaurant exudes rustic charm. In the bar and formal dining room, there are beautiful Cypress floors and working fireplaces. Replicas of game fish, antiques, and photographs showcasing the area’s history decorate the walls. In the main dining area, the walls and ceiling are covered with thousands of dollar bills, signed by past visitors. If you ask your server for a marker, you can sign your own dollar bill and leave your mark as well. The open-air main dining room looks out on the water and lush tropical trees, covered with moss and flowers. It really is a spectacular view for nature-lovers.

There is a short hiking trail to an observation/water tower for a great view of the island and surrounding water and before you depart, don’t miss the gift shop for that perfect Florida souvenir.
